There was a fire in our apartment in June. It was accidental but our fault. We did not have rental insurance. He is now charging us $3500 in addition to the deposit that he kept. We know that we have to pay for damages but how much of it are we responsible for? I have been told that we are only responsible for the depreciation value of what was damaged and nothing else. I really need help with this. I can't get housing anywhere in the state of Washington because of it. I don't think he is being resonable. He is asking that we pay for half of the carpet which wasn't even damaged by the fire but I believe the carpet to be at least 5 years old. It actually should have been replaced when we moved in. We declined to have it replaced because it would have pushed back our move in date and added to the rent. Anyway, I need to know whether or not what this landlord is doing is legal. Thanks in advance. Please help.
